How Much Is Rent in Brazil? 30 Cities, Measured

A typical rental ad in Brazil asks R$ 3,950 (≈ US$ 721) a month, and half of ads sit between R$ 2,500 (≈ US$ 456) and R$ 7,500 (≈ US$ 1,369). Your own city's price tells you more, and a building fee and property tax can come on top.
That R$ 3,950 is the median of all 1,845,766 ads active on : half ask less, half ask more. For a rough conversion, R$ 1,000 is about US$ 183.

The big number in an ad is only the rent. Many homes also carry a condomínio (a monthly building fee) and IPTU (the city's property tax). Ask before you compare two homes:

How much is rent in Rio, Florianópolis, Curitiba and João Pessoa?
On , the median rent was R$ 3,100 (≈ US$ 566) in Curitiba, R$ 3,799 (≈ US$ 694) in João Pessoa, R$ 4,500 (≈ US$ 821) in Rio and R$ 4,800 (≈ US$ 876) in Florianópolis. Those figures mix big houses with small apartments. For an ordinary apartment, use this table:

Rio's 2-bedroom apartment looks cheaper than its 1-bedroom. Location explains it: many 2-bedrooms are far from the center, as in Campo Grande (R$ 1,000). In Copacabana, a 1-bedroom asks R$ 4,000 and a 2-bedroom R$ 5,810. More in our Rio vs Florianópolis comparison.
Studios ask less: R$ 1,500 in João Pessoa, R$ 1,600 in Rio, R$ 2,200 in Curitiba and R$ 3,000 in Florianópolis. How much is it to rent a house? A 2-bedroom house asks R$ 1,749 in Rio, R$ 1,800 in João Pessoa, R$ 2,500 in Curitiba and R$ 4,900 in Florianópolis.
The advertised rent is not the monthly total: how much do condomínio and IPTU add?
Usually hundreds of reais a month. Every apartment in a building pays the condomínio for its upkeep. IPTU is billed by the city, and here it's counted per month. Here is the whole month, counting each home once even when several portals carry it. That's why these rents differ from the city figures above: in Rio, R$ 3,750 against R$ 4,500.

In João Pessoa most ads state neither charge, so ask. RemRent's price filter cuts by this monthly total, not by rent alone: Curitiba up to R$ 3,000 a month.

In ads that state it, the condomínio is about 16% of rent plus condomínio. Cities differ a lot: R$ 1,308 in Rio, R$ 1,200 in São Paulo, R$ 620 in Curitiba. São Paulo's IPTU is R$ 333. Buildings differ too, since a doorman, a pool and a gym all go into the fee.
How much money do I need to move in, and how much must I earn?
To move in, it depends on the guarantee: what protects the landlord if you stop paying. The landlord or agency decides which kinds they accept. The first rent isn't part of it. With a guarantee, charging rent in advance is forbidden (Art. 20 of Lei 8.245/91, Brazil's rental law), except on a short-stay lease of up to 90 days. It falls due later, on the date in your contract.
- Cash deposit (caução on your lease): at most 3 months' rent, by Art. 38 of the same law. On a rent of R$ 2,000 (≈ US$ 365), that's up to R$ 6,000 (≈ US$ 1,095) when you sign. The money sits in a savings account, and you get the interest at the end.
- Rent insurance (seguro-fiança): 1 to 3 months' rent a year, by the estimate in QuintoAndar's guide.

As for income, many agencies ask for income of 3 to 4 times the rent, says Serasa, a Brazilian credit bureau. That's custom, not law. On an income of R$ 6,000 (≈ US$ 1,095), 3 times the rent means looking up to R$ 2,000.

Median rent, city by city: how much in 30 cities?
Fortaleza is the cheapest on the list at R$ 1,750 (≈ US$ 319). Balneário Camboriú, a beach city in Santa Catarina, is the most expensive ranked city at R$ 10,000 (≈ US$ 1,826). Across all 30, the median is R$ 4,268 (≈ US$ 779).

What moves rent more: bedrooms or the city?
The city. Balneário Camboriú asks about 5.7 times what Fortaleza asks. Nationally, 3 or more bedrooms ask R$ 7,500 and 2 bedrooms R$ 2,820, about 2.7 times.
A 1-bedroom asks R$ 2,980, slightly more than a 2-bedroom. The second bedroom isn't free, though. These are different places: 1-bedrooms cluster in expensive central neighborhoods of big cities, and 2-bedrooms spread across the whole country. Compare within one Rio neighborhood, and the 2-bedroom costs more in 55 of 58.
Median rent by neighborhood: how much is rent in São Paulo?
It depends on the neighborhood: R$ 3,950 (≈ US$ 721) in Santa Cecília, R$ 6,900 (≈ US$ 1,260) in Itaim Bibi, R$ 15,000 (≈ US$ 2,738) in Jardim Europa. The whole city's median is R$ 4,480 (≈ US$ 818) across 641,214 ads, more than the other 29 cities on the list put together (345,565). Figures are from .

What is the average rent in Brazil, and how was this measured?
We give the median, R$ 3,950, instead of the average rent, because a few very expensive ads pull an average up. We read the active rental ads on the portals on . City and neighborhood prices come from RemRent's public pages, which recalculate every night and may have moved. National and 30-city figures come from our own query that day, by the same method. Right now the count stands at more than 1.8 million active ads across Brazil.
Each figure in the city and neighborhood tables is rent alone. It's the asking price in the ad, not the price signed on a lease. Dollar amounts use 5.4778 reais to the dollar (the central bank's rate, November 4, 2026).
In beach towns, some "monthly" rents may be short-stay prices, because the portals don't mark the difference. The full method has its own page.
